In order to ensure your systems are running at optimal levels, we need to take care of them with preventative maintenance. Just like changing the oil in your car, or visiting your dentist for a regular check up, your HVAC system needs periodic preventative maintenance as well.

What Are Some Types of Maintenance My HVAC System Needs?

Changing Filters:

Changing the filters in each of your units on a quarterly basis  is key to preventing potential system breakdowns or disruptions in normal use. As your system is blowing fresh climate controlled air throughout your home/business, it's simultaneously pulling dust, dander and other contaminants out of the air, filtering those contaminants, and recycling fresh air back into your home/business.

When your filters have reached their maximum life span, they will no longer be able to filter out contaminants, and will begin to restrict your systems ability to recycle or move air throughout your home. This puts a huge strain on system components and could cause premature failures of these components.

Drain lines:

As your system works hard to keep you cool in the warmer months, it produces condensation. That condensation is drained out (or pumped out) of the system through designated drain lines. These drain lines exit outside of your home/business and can become blocked due to leaves, dirt and various other debris that builds up over time. Keeping the exit end of these lines clear will help ensure that your system drains outside... instead of inside, causing potential water damage to your home/business.

Although this will significantly help keep the lines clear, it is recommended to have a professional HVAC service performed to flush/clean out your drain lines once a year, as algae can build up inside the lines over time causing the lines not to not drain properly.

NOTE: If you do find that water is leaking from one of your systems, we recommend shutting off the system immediately until you can have a professional HVAC service technician diagnose/repair the issue. Should the system continue running, more damage could be created as condensation continues to be generated.

Do I Need to Have a Professional Perform Preventative Maintenance on my HVAC System?

Professional Maintenance vs. Do-It-Yourself:

There are some easy ways to perform preventative maintenance yourself throughout the year, keeping your system running smoothly. However, there are things that only a licensed and insured HVAC professional should perform, due to the high risk of injury and potential damage that can be caused to your existing system
components.

Environmental Risk:

There are also environmental risks associated with the improper handling of an HVAC system.  All HVAC systems are charged with refrigerants that if released into the air and not properly managed or captured, can cause harm to the individual, as well as damage to the ozone layer. These refrigerants are strictly monitored by the (EPA) Environmental Protection Agency. A technician servicing your HVAC system should at least have a level 2 EPA certification in order to handle these refrigerants.
